2. A) The property location is appropriate for the
intended use, because across the street the total block
is used commercially, and so are the blocks to the
North and South of the building. Across the street the
entire block South of the bulding is used by the Okeechobee
City School Board and a School. The block North has
commercial establishments on it, and a substantail portion of
the block is taken up by a auto shop, tire store, auto repair
and auto electric, printing facility and a vacant building.
The block to the immediate west of us is vacant and beyond is
occupied by a Church. Consequently, residential use is the
minority in the neighborhood.
2.B) The house that occupies the location is a early
Okeechobee-Residence, and there are no intended revisions to
be made to the building other then air conditioning and
other minor up-grading of the property. The physical
appearance of the building will definitely remain the same.
2.C) The property is heavily landscaped and screened from
the street. The only changes that have been discussed is a
white picket fence long the street in exchange for the
present chain link fencing.
2.D) A professional office in no way adds any potential
hazard problems or public nuisance to the neighborhood.
Past experience has shown that it is seldom that we have more
than, during the typical business day, 3 guests, would be a
lot to visit our office. There is ample off street parking
to accomodate any vehicles, that would be brought into the
area, as the property is lOS' X lS0', only 20% of which is
covered by buildings.
2.E) There are no anticipated utility or service
requirements that are not presently in place in use of the
facility.
2.F) As we stated in 2.D, the anticipated traffic would
not be more then a very few cars per day. We can easily
accomodate the parking of 10 vehicles on the premises, which
would create no additonal street parking and would be an
insignificant additional amount of traffic on the street.
