Supplementary Supportin2 Information
The proposed site is appropriate for the use of a daycare because of if s location.
It is located around some other businesses, but it is also in a quiet neighborhood which is
appropriate for children.
The proposed site / building has been designed as a home which is compatible
with the other homes in the neighborhood, but it's home-like design is a good
environment for children at a place of business which is compatible with the other nearby
businesses.
In order to reduce any hazards or problems at the daycare all employees and
owners must go through The Florida Department of Children & Families for very
rigorous guidelines and safety procedures.
Presently all utility and service requirements have been met.

350 RESIDENTIAL MULTIPLE FAMilY ZONING DISTRICT REGULATIONS

1 Residential Multiple Family zoning districts shall be permitted only on land designated as Future Land
Use category Multi-Family Residential in the Comprehensive Plan.
2 Uses in Residential Multiple Family zoning districts shall be subject to the following Regulations:
351 PERMITTED USES
The following principal uses and structures are permitted:
1 Single family dwelling, Zero lot line single family dwelling
2 Two family dwellings
3 Multiple family dwellings
4 Public and private schools
5 House of worship, on a lot at least 5 acres
6 Open space
7 Public facility or use
352 SPECIAL EXCEPTION USES
The following uses and structures are permitted after issuance or a special exception use petition and may
have additional conditions imposed at time of approval:
1 Home occupation
2 Guest house, provided the lot area shall be not less than 12,500 square feet
3 Boarding house
4 Group home
5 Day care center
6 House of worship, on a lot less than 5 acres
7 Off-street parking and access to a commercial enterprise in a commercial zoning district
8 Community center
9 Indoor recreation
10 Outdoor recreation
11 Public utility
12 Permitted uses in excess of 45 feet in height
13 Residential migrant housing facility
14 Adult Family Care Homes or Assisted Living Facilities as provided by Law
The City, in the interest of aesthetics, health, safety and welfare of the general population, deems it
desirable and necessary to define and set forth the minimum requirements to obtain a special
exception for residential migrant housing facilities.

253 SPECIAL EXCEPTION USE' BY BOARD OF ADJUSTMENT
1 Authorization'
Board of Adjustment shall:
a Hear and decide only petitions for a special exception use under the zoning districts in these
Regulations. '
b Decide such questions as are involved in detennining whether a special exception use should
be granted, and to grant a special exception use with such conditions and safeguards as are
. appropriate under these Regulations.
c Deny a special exception use when not in the public interest or in harmony with the'
requirements of these Regulations.
2 Standards for Granting a Special Exception Use
Applicants for a special exception use shall address the following issues in their presentation:
a Demonstrate that the proposed location. and site is appropriate for the use.
b Demonstrate how the site and proposed buildings have been designed so they are compatible
with the adjacent uses and the neighborhood.
c Demonstrate any landscaping techniques to visually screen the use from adjacent uses.
d Demonstrate what is proposed to reduce the impact of any potential hazards, problems or
public nuisance generated by the use.
e Demonstrate how the utilities and other service requirements of the use can be met.
f Demonstrate how the impact of traffic generated will be handled, off-site and on-site.
3 Findings Required
In granting a special exception use the Board shall find that
a The use is not contrary to Comprehensive Plan requirements.
b The use is specifically authorized as a special exception use in the zoning district.
c The use will not have an adverse effect on the public interest.
d The use is appropriate tor the location proposed, is reasonably compatible with adjacent uses,
and is not detrimental to urbanizing land use patterns.
e The use will not adversely affect property values or living conditions, nor be a deterrent to the
improvement or development of adjacent property.
f The use may be required to be screened from surrounding uses, to reduce the impact of any
nuisance or hazard to adjacent uses.
g The use will not create a density pattern that would overburden public facilities such as
schools, streets, .and utility services.
h The use will not create traffic congestion, flooding or drainage problems, or otherwise affect
public safety.
4 Special Exception Use Not Granted
Board of Adjustment shall not grant a special exception use petition where there is an existing violation
of these Regulations.
700 SPECIAL EXCEPTION USE REGULATIONS
Special exception uses may be granted by the Board of Adjustment. These supplementary Regulations shall apply to .r -

specific permitted and special exception uses in all zoning districts, unless otherwise noted. I
