The basis and intended use of the property, which corresponds with this
special exception application, is to construct a full service car wash. This car
wash will be state of the art. No other car wash in Okeechobee will offer the
services that this will. It will be a full service car wash that has the capability
of cleaning over 200 cars per day. I intend to hire between four and five new
employees. With this type of car was~ there will be no self -service bays.
Everything is totally automated with attendants to vacuum, clean, windows,
provide interior and tire cleaning as well as wiping down the vehicle after it
comes out of the tunnel. This facility will include a water reclaim system
that will reclaim approximately 87% of the water for reuse.
The second phase of this project is to build two buildings for lease that will
be approximately 2400 square feet in size.

appropriate under these Regulations.
c Deny a special exception use when not in the public interest or in harmony with the
requirements of these Regulations.
2 Standards for Granting a Special Exception Use
Applicants for a special exception use shall address the following issues in their presentation:
a Demonstrate that the proposed location and site is appropriate for the use.
b Demonstrate howthe site and proposed buildings have been designed so they are compatible
with the adjacent uses and the neighborhood.
c Demonstrate any landscaping techniques to visually screen the use from adjacent uses.
d Demonstrate what is proposed to reduce the impact of any potential hazards, problems or
public nuisance generated by the use.
e Demonstrate how the utilities and other service requirements of the use can be met.
f Demonstrate how the impact of traffic generated will be handled, off-site and on-site.
3 Findings Required
In granting a special exception use the Board shall find that:
a The use is not contrary to Comprehensive Plan requirements.
b The use is specifically authorized as a special exception use in the zoning district.
c The use will not have an adverse effect on the public interest.
d The use is appropriate torthe location proposed, is reasonably compatible with adjacent uses,
and is not detrimental to urbanizing land use patterns.
e The use will not adversely affect property values or living conditions, nor be a deterrent to the
improvement or development of adjacent property.
f The use may be required to be scree~ed from surrounding uses, to reduce the impact of any
nuisance or hazard to adjacent uses.
9 The use will not create a density pattern that would overburden public facilities such as
schools, streets, and utility services.
h The use will not create traffic congestion, flooding or drainage problems, or otherwise affect
public safety.
4 Special Exception Use Not Granted
Board of Adjustment shall not grant a special exception use petition where there is an existing violation
of these Regulations.

specific permitted and special exception uses in all zoning districts, unless otherwise noted.
701 AUTO SERVICE STATION REQUIREMENTS

Wdth 140 feet, and on each street frontage.
