The requested special exception to allow an automotive sales lot including automotive repair in association with an automotive sales lot is a reasonable use at this location. B. Demonstrate how the site and proposed buildings have been designed so they are compatible with the adjacent uses and the neighborhood. The applicants purchased commercial property with two (2) existing buildings. The site and existing buildings are consistent and compatible with the adjacent uses and uses generally in the area. c. Demonstrate any landscaping techniques to visually screen use from adjacent uses. If required, the applicant will provide appropriate landscaping. D. Demonstrate what is proposed to reduce the impact of any potential hazards, problems or public nuisances generated by the use. The subject property is located in the Commercial Corridor future land use classification and is currently zoned Heavy Commercial. The proposed use is most appropriately located in a commercial zoning district and is consistent and compatible with the general area. Therefore, no adverse effects are anticipated.
