Supplementary supporting information
The intended land use meets the standards in the Unified Land Development Code as it is consistant with the use in the
Special Exceptions Category as a repair shop.
Designated set backs are in place to avoid conflicts with the adjacent propertes Landscape buffers will be placed as
required to be consistent with the surrounding areas and to be aestheticly pleasing. The existing structure will be
refurbished and a new metal structure will be erected that is compatible to the existing structure and area.
All activities will be limited to the interior of the structures, limiting exterior noise and will not present any public
nuisance. The business will not produce any hazardous waste, and byproducts will be recycled.
Utilities requirements will be minimal as dry water and sewer are currently in place, (no further connections will be
required in the new structure, with the exception of electrical).
Traffic generated will be entered and exited through the 9 th avenue side of the property. Present business at its current
location has approximately 3-4 cars a day, as cars pick up and drop off motors only.

for the property located at 102 SW 9 th Avenue, Okeechobee, FI
submitted by Michael Aguirre and Jeanne McClain-Aguirre
Michael Aguirre and Jeanne McClain-Aguire have an interest in the property located at 102 SE 9 th
Ave., Okeechobee, FI for the purpose of relocating their existing business, Okeechobee Electric
Motor Service from it's present location, (2939 Sw 3rd Terrace, Okeechobee).
Current zoning as well as future land use of the property is heavy commercial. Okeechobee
Electric Motor Service is a retail business as well as an in-house repair shop of electrical motors from
1 Hp to 300 Hp, therefore we are requesting a special exception be granted to conduct business at
this location.
The existing structure ( c. 1927), will be refurbished to support the office and public space of the
business. A new structure will be erected on the lot to accommodate repair/inventory aspects of the
business. The nature of the business involves repair and rewinding of industrial/
residential electric motors, as well as new motor sales. The bi-product generated as a result of
the repairs is recyclable copper. There are no outdoor storage of scrap or parts, all activities will be
confined to the interior of the building, therefore the noise generated would not be greater than
surrounding existing businesses.
Surrounding properties are zoned heavy commercial; supporting an auto repair shop, electric con-
tractor, trailer sales and retail businesses. Zoning change was recently granted to the adjacent
property to the rear, (south) to include Multifamily and supports a triplex building.

I wish to voice my opinion in writing concerning the special exception at the
Downtown Property at 102 S.W. 9th Ave. I fell to make Downtown a heavy comerce area this
day and time before N.W. Park St is wided is not a good idea.
Downtown should be a place to visit and for you to spend the day shopping
and site seeing, not to see ugly business and comerce buildings. You should keep room to
make Downtown a nice place,
