A funeral home currently operates on the property and has for many years. When the property was originally established funeral homes were uses that could be permitted in Residential Multiple Family (RMF) zoning districts with a special exception. The previous owner secured the appropriate zoning and required special exception. With the adoption of the Unified Land Development Code in 1998, the subject property became non-conforming with regard to zoning. Under the current regulations, funeral homes are a permitted use in Heavy Commercial (CHV) zoning districts only. The applicants are currently in the process of securing the appropriate zoning classification for the existing use to increase the marketability 0 f the property.
