FR()v1 THE REQ.JIRED 150 FOOT FROOAGE TO A REQUESTED 142.5 FOOT
FROOAGE IN THE CCBD zoning district.
Ms. Kim Collier came before the Board to represent the petition. She
presented a drawing of the subject property which included the location
of all structures.
Chairman Williamson explained the Ordinance requires the 150 feet of
frontage for an automotive service station, but the subject property
is located in the city and their original ordinance allowed the same
on 142 feet.
Ms Collier explained the subject property is currently being used as
a service station and bulk fuel operation on two 47.5 foot lots with a
contract to purchase the addit i ona 1 lot whi ch wi 11 gi ve a total frontage
of 142.5 feet. The owners desire to expand their retail service station
to include a convenient store and the bulk fuel operation will, continue
to run as it has in the past. She explained the city was p1annted in
1913 with 50 X 150 foot lots, but the subject lots were 47.5 X 142.5
feet and the owners are requesting the 7.5 foot waiver in order to allow
the expansion. She continued to explain the proposed changes that are
to be done with the existing bulk storage tanks would be required to
comply with the Department of Environmental Regulations (DER) at the
time it is begun.
There was a continuing discussion concerning the presented plans and
the proposed changes of the bu1 k fue 1 storage. Chai rman Wi 11 i amson ex-
plained that he had a copy of the setbacks required from Walter Taylor.
Mr. Marvin Wherre1 stated that he thought the Variance had been requested
for the di fference if the footage requi rement, but not concerni ng the
location of the bulk fuel tanks. He explained that he has no problem
with the Variance as had been stated at this time.
Mr. Robert Keating, owner of the Pizza Heaven, asked if this would increase
the storage capacity.
Ms. Collier explained it would not increase the capacity of storage only
that the tanks are being propsed for relocation.
