Statement Addressing Land Use Requested (Variance)
Close Construction Inc. owns Lots 1 and 2, Block 123, City of
Okeechobee located at 319 North Parrott Avenue. The applicant
intends to construct a professional office building containing three
(3) separate offices and also intends to maintain ownership of the
building and lease office space. Close Construction desires to
construct the building with a four foot (4') setback from the south lot
line of Lot 2 as opposed to a zero foot (0') setback. A four foot (4')
setback will provide adequate access from the south side to ensure
proper upkeep and maintenance of the building without encroaching
onto adjacent property under separate ownership. In addition, a four
foot (4') setback will insure adequate ingress and egress from exit
doors for fire safety.
Thomas Christopher Close d/b/a Close Construction, Inc. respectfully
requests that the City of Okeechobee Board of Adjustments and
Appeals grant the request for a variance of four feet (4') from the side
property line.

Statement of Planning Assumptions
A. Project description;
The applicant is proposing to construct a 2,818 square foot commercial professional office
building containing three (3) separate offices.
B. Projected residential population, age group and family type;
Not applicable.
C. Projected commercial and industrial activities, number of employees, hours of
operation;
All projected commercial activities will comply with applicable City of Okeechobee
regulations.
D. Proposed density, by building type and use area;
The proposed density will comply with applicable City of Okeechobee regulations.
E. Proposed ownership type, ownership and maintenance organization for open spaces and
recreation facilities;
The applicant intends to maintain ownership of the proposed commercial building and lease
office space to eligible businesses. The applicant further intends to be responsible for
maintenance and upkeep of the property and building.
F. Projected sequence of construction phases and development schedule;
A phasing and development schedule is not proposed for this project. The project will be
completed in one phase.
G. Proposed engineering systems: water supply, sanitary waste disposal, storm water
retention and outfall, solid waste disposal, emergency services, and utility supplies.
The project has been approved for a building permit. The water supply and sanitary waste
disposal will be provided by Okeechobee Utility Authority. Storm water retention and
outfall is provided on site. L.P. Sanitation will provide solid waste disposal. There is
adequate area on site to provide for emergency services and utility supplies.
