Statement of Special Reasons & Basis for the Request
The subject property is currently occupied by (2) wood frame dwelling units and several
accessory structures. The homes, accessory structures and the property are in need of
extensive maintenance, repair and general upkeep. The property under consideration is
the south half of Block 21, South West Addition to Okeechobee.
The property has been for sale for quite some time. The applicant is interested in
purchasing the property and creating eight (8) building sites. In accordance with the City
of Okeechobee Unified Land Development Code, a variance will be required.
The South West Addition to Okeechobee was platted and recorded in 1925. It appears
that the plat intended to maintain 50' wide lots throughout the subdivision. However, on
the west side of plat beginning at Park Street a slight curvature begins creating a
deficiency in lot frontage and square footage for ten (10) lots adjacent to the westerly
boundary of the plat adjoining Southwest 10th Avenue formerly Pensacola Street.
Without the curvature Lots 11 through 20, Block 21 would contain 80,000 square feet
and be eligible for eight (8) building sites under the current regulations. The actual
square footage of the subject property is 79,152, thus falling 848 square feet short of the
80,000 square feet needed for the eight (8) proposed building sites.
Althou~ the overall square footage needed to meet the square footage requirements for
eight (8) building sites is only 848 square feet, it would be virtually impossible to create
eight lots equal in size and meet all other applicable requirements for a building site. The
applicant has given much consideration to the redevelopment of this property and has
submitted a conceptual site plan for review. Parcels 1 and 2 will require a variance of
2,000 square feet from the required 10,000 square feet area requirement, resulting in two
(2) 8,000 square foot building sites. Parcels 7 and 8 will require a variance of 2,424
square feet from the 10,000 square feet area requirement, resulting in two (2) 7,576
square foot building sites.
A variance from area requirements on the affected lots in this neighborhood would not be
readily noticeable because all eight (8) proposed lots meet the 75' width requirement and
each lot will easily be able to maintain all required setbacks. The granting ofthe variance
would be in harmony with the general intent and purpose of the regulations, and would
not be injurious to the neighborhood or to the public welfare. The applicant is proposing
a reasonable development pIan that is compatible with the overall nature and character of
the area, and which would be an improvement to the subject property and perhaps
encourage more redevelopment in the general area.
The applicant, Daniel B. Creech respectfully requests that the Board of Adjustments grant
the request for a variance from area requirements within a Residential Single Family One
(RSF 1) zoning district.

I am writing to state my opposition to construction of single-family dwellings on
1018 SW 11th Street. These housing units to be placed on mere fifty-foot lots will
diminish the value of more spacious homes already in the area. Additionally, the
increased number of people and consequent influx of traffic will disrupt a traditionally
quiet residential neighborhood. As a property owner and taxpayer in the city of
Okeechobee, I hope that my shared disapproval of this act will cause a serious reflection
by the city council on the consequences that this construction would inflict.
