RSF-l Zoning District in the City. (B) The size of the lot does not result from the actions of the
applicant nor does it appear that the narrow width is a result from a recent lot split. (C) The literal
interpretation of the minimum lot width of 75 feet would unnecessarily deprive the applicant of
rights to build a dwelling on the property and would create an undue hardship on the applicant.
