NOTICE OF A ZONING CHANGE
CONSIDERATION OF ADOPTING A CITY ORDINANCE
AND A FINAL PLAT REVIEW
NOTICE IS HEREBY GIVEN that a PUBLIC HEARING will be held during the Regular
Meeting of the City Council for the City of Okeechobee on February 20, 2024, at 6 PM, or as
soon thereafter as possible, at City Hall, 55 SE 3rd AVE, Rm 200, Okeechobee, FL., to
consider the adoption of the following:
• (Quasi -Judicial Item) ORDINANCE NO. 1283: AN ORDINANCE OF THE CITY OF
OKEECHOBEE, FLORIDA; AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF
OKEECHOBEE BY REZONING A CERTAIN TRACT OF LAND MORE PARTICULARLY
DESCRIBED HEREIN, FROM CENTRAL BUSINESS DISTRICT (CBD) TO HEAVY
COMMERCIAL (CHV) PETITION NO. 23-002-R; AMENDING THE ZONING MAP
ACCORDINGLY; PROVIDING FOR CONFLICT; PROVIDING FOR SEVERABILITY;
PROVIDING FOR AN EFFECTIVE DATE.
The Ordinance addresses Rezoning Petition No. 23-002-R, submitted by Jay Patel, Trustee,
on behalf of property owner Jitendra Living Trust, for 0.65+/- acres, located at 201 S Parrott
AVE, a rectangular shaped property that lays between S Parrott and SE 2nd AVE and parallel
with SE 2nd ST. The proposed use is the expansion of an established motel.
• Final Plat Application No. 23-009-TRC/FP submitted by John Rice on behalf of the property
owner, B & T Fair Investments, Inc. The Application requests to replat a portion of the existing
residential subdivision, TAYLOR CREEK MANOR, from five to 12 lots, to be titled:
BRIDGEWATER ON TAYLOR CREEK, and located at 116 SE 8th AVE. The newly platted
subdivision includes one two-story townhome on each lot, driveways, parking, drainage,
landscaping, easements, and access areas. A Homeowners Owners Association will provide
for the shared maintenance of the property including stormwater. Current Legal Description
of the subject property to be replatted: Lots 6 through 10, TAYLOR CREEK MANOR,
according to the plat thereof as recorded in Plat Book 3, Page 4, public records of
Okeechobee County, FL.
The public is invited to attend and be heard on all matters.
The proposed items can be viewed/inspected in their entirety at the address above in Rm 100, during regular
business hours, Mon -Fri, 8 AM-4:30 PM, except holidays, contact the City Clerk's Office staff at 863-763-
9814. They will be posted online one week prior to the PUBLIC HEARING date, with the City Council agenda
materials on the website at https://www.cityofokeechobee.com/AgendaMinutes-CityCouncil.html.
BE ADVISED that should you intend to show any document, picture, video, or items to the City Council in support
or opposition to any item on the agenda, a copy of the document, picture, video, or item must be provided to the
Board Secretary for the City's records. ANY PERSON DECIDING TO APPEAL any decision made by the City
Council with respect to any matter considered at this meeting will need to ensure a verbatim record of the
proceeding is made and the record includes the testimony and evidence upon which the appeal will be based. In
accordance with the Americans with Disabilities Act, persons with disabilities needing special accommodation to
participate in this proceeding should contact the City Clerk's Office in person or call 863-763-9814, Hearing
Impaired: Florida Relay 7-1-1 no later than four business days prior to proceeding.
