The property is currently zoned residential single family (RSFl) and lies within the Single Family future land use classification of the adopted comprehensive plan. The applicant wishes to continue operating as a fish house/market. In accordance with city regulations, a small scale map amendment and a change in zoning will be required. Although the current regulations do not specifically address fish houses/markets, the applicant understands the City is in the process of developing language that may result in the need for a future special exception. The circumstances surrounding this petition are unique. The applicant purchased the subject property in 2005 with the understanding that the property has operated as a fish house/market for over thirty years and he would be able to continue the same use. Although commercial activities are not generally permissible in residential zoning districts, the fish house was in operation prior to zoning regulations being established.
