Request for a change in zoning from Holding" "Residential General-2 (-.z) . Residential Single Family.llIill. The property address is _J.. 1i1111__ and is located in the City of Okeechobee. Background The subject property is located on N.W. 7th Court, between N.W. 11th Avenue and N.W. 12th Avenue. N.W. 12th Avenue is the west city limit. To the north of the property are railroad tracks, to the east is vacant property currently utilized for some truck parking, to the south are single family homes and to the west is vacant pastureland in the unincorporated county. Two of the lots that are included in the subject property currently are zoned Residential General-2 (RG-2), while the remaining 10 lots are zoned Holding (H). A house is located on the western portion of the property, including lots 10 and 11 and the west portion of lots 9 and 12. The applicants desire to build two homes on the remaining lots. However, the Holding zoning district requires a minimum parcel size of two (2) acres in order to build a house. The applicants are thus requesting a change in zoning to Residential Single Family in order to build two homes on the 6 lots. Residential Single Family zoning is to the south of the subject property, while Residential General-2 zoning is to the east. To the north, including the railroad tracks, is Industrial zoning. Consistency with Land Development Regulations As indicated, the Holding zoning district allows single family residences, but on a minimum parcel size of 2 acres. The size of the subject parcel is about 2.25 acres, enough land for one house, but not two. Changing the zoning to RSF would allow 2 single family residences. There is RSF zoning adjacent to the subject parcel. The requested change in zoning is consistent with the city's zoning regulations. Consistency with Comprehensive Plan The subject parcel is located within the Single Family future land use classification of the adopted City of Okeechobee Comprehensive Plan. All land surrounding the subject parcel is also located in the Single Family future land use classification, including the adjacent land currently zoned Industrial. Second Street, Okeechobee, Florida. Chairman Frank Marsocci opened the October meeting. Board members present were Jim Burke, Monica Clark, Brenda O'Connor, John Smith, and alternate Renee Hazellief. Board members absent were Dan Delagall and Keith Pearce. Also in attendance were John Cassels, County Attorney; Bill Royce, Planning Director; and Jennifer Busbin, Secretary. Petition 94-419-R, Thomas C. Close and Thomas L. Mr. Royce reviewed the zoning map with the Planning Board. Mr. Royce explained the applicants desire a change in zoning in order to construct a couple of single family dwelling units. Under the existing Holding zoning, the minimum parcel size for a single family residence is 2 acres, and the applicants desire to construct the proposed two new houses on lots smaller than that.
