New Business. A. K Builders, Inc. The application was submitted by property owner Ted Kelchner. The property owner is proposing to construct a metal storage building in a single phase. The subject property is located at 1306 Southwest 2nd Avenue. City Attorney Cook called the March 22, 2006 Technical Review Committee meeting to order at 10:05 a.m. Deputy Clerk Eddings called the roll. This would determine whether the shed is compatible with the neighborhood. Should the applicant receive approval of the Special Exception, (1) It should be determined whether or not separate parking should be allocated for the storage facility. A. K Builders, Inc. continued. - e City Engineer Bermudez noted for the record, the intended use of the shed constitutes a Special Exception within a CLT Zoning District in which the requirements will have to be in compliance accordingly. Mr. Ted Kelchner responded to the use for the storage question, stating it is to be used only for materials and supplies so there is no need for electrical and plumbing. Building Official Forbes advised that electrical will still be required since it is a commercial building. There will have to be interior exit lights, an exterior light, and handicap accessibility. Mr. Kelchner asked whether or not the parking issue will still be necessary should the storage shed be a portable building on blocks? Mr. LaRue answered that it would still be treated as the same whether it is a portable or permanent building since it will be a fixture on the property. Engineer Bermudez motioned to recommend that the application submitted by Ted Kelchner on behalf of K-Builders, to construct a metal storage building in a single phase on subject property located at 1306 Southwest 2nd A venue be forwarded to the Board of Adjustment for consideration of a Special Exception and compliance of regulations; seconded by Public Works Director Robertson.
