I
Petition No. 00-002 V is a request for a Variance to allow a set back of 8' in the front and
0' in the rear to allow an addition to the Chiropractic fitness Center. The property is
located in a Commercial Zoning District. The property is located at 916 West North Park
Street and legally described as Lots 18 and 19, Block 163, City of Okeechobee
the Variance
Planning Consultant Jock Robertson stated to summarized the Staff Report,
did not meet the criteria and recommended petition 00-002-V be denied.
Owner Dr. Edward Douglas addressed the board stating he opened his business twenty
five (25) years ago and expanded six (6) years ago to the west, and needs to expand
again and had no other direction to go, therefore he is requesting a variance in order to
expand.

as Lots 1,2 and 3, Block 7, South Okeechobee.

ACTION DISCUSSION - VOTE
Planning Consultant Jock Robertson stated Staff recommended the Special Exception be
granted since it meets all required conditions as set out in the Land Development Regulations
Plans are as follows:
The purposed use in not contrary to the Comprehensive Plan requirements. Automotive sales
lot is allowed as a Commercial land use with appropriate safeguards and meet proper design
standards with ingress, egress and landscaping in order to avoid negative public impacts.
The proposed use would not adversely affect property values or living conditions, nor be a
deterrent to the development of adjacent property. There must be properly landscape and
designed to avoid negative traffic impacts and unsightliness. It will not create a density
pattern that will over burden public facilities including schools, streets and utility services.
The proposed use will be required to properly design to not create traffic congestion, flooding
or drainage problems and public safety.

Member Keller moved to approve Special Exception Petition No. 00-006 SE based on the
findings contained in the Staff Report with the conditions that cars do not enter from Parrott
Avenue; this special exception stays with this current owner and if they sale the property the
new owners will have to come back before the board. Also the repairs to be done inside the
structure; seconded by Member Hoover.

related use is consistent with the Comprehensive Plan requirements and will be
compatible with adjacent land uses.
The proposed use would not adversely affect property values or living conditions, nor
be a deterrent to the development of adjacent property. It will create a minimal
impact on the density pattern on public facilities including schools, streets and utility
services. The proposed use will not create traffic congestion because many of the
users will already be amounted for with the principal use of the sanctuary on adjacent
property

Planning Consultant Jock Robertson stated Staff recommended the Variance be
granted since the building is to be the only structure on the lot, it would seem some
what restrictive if use the 25% lot coverage requirement in the situation and if granted
will be minimal. The approval of the variance is compatible with the general lot
coverage requirements. It meets all required conditions as set out in the Land
Development Regulations.
The purposed use is not contrary to the Comprehensive Plan

Consider Petition 00-003-V, Owner/Applicant, First Baptist Church of
Okeechobee. The property is legally described as Lots 1 through 12,
Block 180, City of Okeechobee to allow 25% Lot coverage required by
Churches.
