Planning Consultant stated that on the report on the adjoining property that East
should be changed to South: Two-story apartment building and south should be
changed to East: Taylor Creek. As part of this special exception, the applicant is being
required to apply for a small-scale map amendment to amend the land use to
Commercial so the zoning will be consistent with the Comprehensive Plan. Since out
door vehicle sales with a special exception semi-tractor would qualify as a condition
ed use under the category light Commercial as it is part of the new land Development
Code. The site is being used a an office and will continue in conjunction with the
sales office for the semi- tractors. Landscaping would provide a buffer to adjacent
uses to ensure compatibility. Based on the fmdings the request should be approved
with the followings conditions: 1) that the applicant apply for a small scale plan
amendment with in sixty days (60) days of the approval of this application and 2) that
perimeter landscaping be provided to buffer the adjacent apartment building.
Member Hoover moved Application No. 99-001 SE be approved based on the findings
contained in the Planning Consultant's report with limitations of the number of
tractors to be placed on the property and the buffer would not be a problem because
a row of trees already exist between the apartments and the tractor sales lot;
seconded by Member Mueller
