Petition No. 98-001-SE was completed by American Legion Post #64. The request is to allow a non-
conforming use on the property. The property will be used to allow another meeting hall for more
activity to generate more funds for the American Legion.
Staff has concluded that the proposed request for the Special Exception is in the RG-2 Residential
General Zoning District and the subject property is approximately four (4) acres fronting on SE 2nd
Street which is subject to this Special Exception Petition. The Applicant intends to add an addition to
the East side of an existing building being used as a private club or lodge. The development will have
public utilities and adjoining property uses are a City government complex and various commercial and
storage buildings to the North; vacant building, and an electric substation to the East; Mixed residential
to the South; and vacant land and single family residential to the West. The proposed use will not
create excessive traffic congestion or otherwise affect public safety in case of emergency. Off-Street
parking will not have a negative impact on development of adjacent properties. The proposed use will
not adversely affect property values in the area. The proposed use will use existing utilities, but not
create a major or undue increase or load on them. The proposed additional development will not
seriously reduce light and air to adjacent areas. The proposed addition can be in harmony with and will
not be out of scale with the surrounding neighborhood. The subject property is designated Commercial
on the adopted City of Okeechobee Future Land Use Map and the proposed use is consistent with the
Comprehensive Plan. Based on the above criteria being met, the request should be approved as it is
co~nsistent with the Comprehensive Plan and Land Development Regulations in force at time of the
application.

NEW BUSINESS
A. Consider Pètition 98-001-SE. Applicant is American Legion
Post #64. The request is to allow a non-conforming use by
adding an addition to the American Legion building which is
located on Southeast 2nd Street between Southeast 3rd
Avenue and Southeast 4th Avenue and is legally described as
Lots 1 to 6, Block 203; Lots 4,5,6 of Block 254; Beg SE Corner
Block 203 run E along N line of 7th Street 70 feet North; Lots
2,3,4,5,6 of Block 253 all located in the 1 st Addition to City of
Okeechobee.

Board of Adjustment Meeting at 7:12 p.m.

by the Planning Board/Board of Adjustment with respect to any matter considered at this
meeting, he/she may need to insure that a verbatim record of the proceeding is made,
which record includes the testimony and evidence upon which the appeal is to be based.
