Browning, property owner, is requesting a special exception to allow for the outdoor sales and storage of mobile homes within a Heavy Commercial (CHV) zoning district. There has been sales and storage of mobile homes at this location for several years, however due to the opening of a new business at this location it requires that the property owner bring the property into compliance with the City Codes. Bringing the property into compliance requires the Special Exception, as well as a Small Scale Comprehensive Plan Future Land Use Map Amendment. to the Board Planning Consultant, briefly explained the Planning Report Jim LaRue, City Members Planning Staff Report Summary: The matter for consideration by the City of Okeechobee Board of Adjustment is an application requesting a Special Exception in the Heavy Commercial Zoning District for property located at 807 N.E. Park Street in order to sell and store mobile homes. The use currently is not consistent with City Zoning Regulations Lf:ì ---'" ~ :"') Planning Staff Report Analysis: When reaching a conclusion on a Special Exception, the Board of Adjustment shall consider and show in its record the following findings: (A) The request (Special Exception) is consistent with the City's Comprehensive Plan. (B) The Special Exception use is authorized under LDR Section 90-283(5) outdoor sales. (C) The use will not have an adverse effect on the public interest. (D) The use is appropriate, is existing, and will be brought into compliance with this approval. (E) The Special Exception use, if approved, will not adversely affect property values. (F) There may be some consideration needed to protect Taylor Creek from on site run-off. (G) There will be a minimal impact on utility services and no density impacts affecting schools. (H) Public safety will not be detrimentally affected by this approval. Planning Staff Report Recommendation: Move that Petition No. 04-005-SE be approved based on the findings contained in the Planning Consultant's report dated February 17,2004. Bush Hudson, surrounding property owner, questioned the representative, Mr. Logan, about the older mobile homes stored in the back of the property. Mr. Hudson feels that they are an eye sore for the neighborhood. Mr. Logan explained that the property owner is planning to dispose of one mobile home, the others have all been sold and they are waiting for the owners to pick them up the public nor any further comments from the Board Members, There was no comments from AGENDA IV.
