271ORDINANCE NO. 271 -(1) ORDINANCE AMENDING ORDINANCE NO. 271, BEING AN ORDINANCE ESTABLISHING ZONING REGULATIONS FOR THE CITY OF OKEECHOBEE, FLORIDA, AND PROVIDING FOR THE ADMINISTRATION, ENFORCEMENT AND AMENDMENT THEREOF PURSUANT TO THE PROVISIONS OF CHAPTER 176, FLORIDA STATUTES, 1953. Whereas, The City of Okeechobee, Florida adopted a compre- h nsivezoning ordinance on the 21st day of November, 1955; and Whereas, application have been received by the City Council ✓ questing that certain real property be rezoned, and Whereas, said applications were duly considered by the m mbers of the City Council, after due notice according to law, a d'the said Council having approved said zoning change requests b motion or resolution, but not by ordinance, and Whereas, it is deemed to the best interest of the City of 0.'eechobee to adopt an ordinance reflecting the action of the firmer City Councils that had considered said zoning changes and t the zoning Map accordingly; now, therefore, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF O ' ECHOBEE, FLORIDA. Section 1. That the followind described real property be r -zoned from Residential (R -1) to Commercial, effective August 7, 1"56: Lots 1 to 6 inclusive of Block 157 and Lots 3 and 4 of Block 152, Okeechobee, according to the plat thereof recorded in Plat Book 2, page 17, St. Lucie County records. Section 2. That the following described real property be rezoned from Agricultural to Commercial, effective August 7, 1956: v That part of Government Lot 2 of Sei tion 22, Township 37 South, Rage , 35 East, lying West of Hancock Street.. r Section 3. (3 ) ', If the aforesaid properties and each parcel thereof were compelled to come under the strict application of the zoning ordinance and become residential property now or at some future time the same would deprive the owners of this land of the reasonable and natural use of the same,to their great economic loss and detriment. (4) Inasmuch as practically all of these parcels of land were in use for commercial purposes prior to the enactment of the said zoning ordinance, and the enforcement of the same aga2,nst such property would be in grave doubt, yet the uncertainty of the same and the questions arising in connection therewith casts a cloud upon the property of your petitioners and each parcel thereof, which is very detrimental to the planning and to the best economic use of the aforesaid property, and it is to the great financial advantage of these petitioners that all such doubts and clouds be dispelled. (5) The use of the aforesaid property and each parcel thereof for commercial purposes is in accordance with the natural use of the said land and the economic development that has been taking place over the last many years in the said district and is not harmful or detrimental to any persons living in the said neighborhood or on the said highway, but on the contrary will increase the sum total of the value of the property of the City of Okeechobee located on said property.
